Although his character is considered “uncool,” audiences know that Danny was the best. Portrayed by comedian Bob Saget, the widowed father quickly won viewers over. The San Francisco home truly was a full house, with nine family members and frequent visitors Kimmy and Steve. Each episode was chock-full of classic lines like “How Rude! ” and “Have Mercy,” which are instantly connected with the series.

In 1995, the twins starred in their first feature film, It Takes Two. Then, in 1998, the twins returned regularly to TV with their ABC sitcom Two of a Kind. They went on to star on ABC's So Little Time and Mary-Kate and Ashley in Action!

Bob Saget is being remembered by his TV family following his untimely passing. Fans of the beloved sitcoms can get their tickets right here. "We're so close, that whenever and wherever we get together it's like a family reunion," Dave exclusively tells E! "This may sound kind of sappy, but we really do love each other. We've been through everything together—births, deaths, marriages, divorces, our shows being picked up and cancelled. We're a real family on and off camera." In 2008, Cameron Bure joined the Hallmark family with the film, Moonlight and Mistletoe.

"We're lucky [working hard] comes quite naturally for us. We don't need so much time to sit and think and ponder," she said. Mary-Kate filed for divorce from her husband in 2020, and has since focused on her equestrian work. He is survived by his wife, TV host Kelly Rizzo, and his daughters — Aubrey, Lara Melanie and Jennifer Belle — he shared with his first wife, Sherri Kramer.

Somewhere along the line, Jesse became a stay at home dad. When Becky and Danny get fired from Wake Up USA, they try to get their old jobs back but the station only wanted her back to co-host an all women's talk show. Jesse, Becky, and Pamela are all moving back to San Francisco, and he also bought back the Smash Club (which is now a laundromat) along with Joey. Jesse's obsession with his hair becomes a major trait throughout the series. He is a die hard Elvis Presley fan and Elvis was his inspiration to be a musician. Just one year after Full House ended, Cameron became Cameron Bure when she married hockey pro Vareli Bure.

In 2005, Saget took on the role of the narrator on How I Met Your Mother for all nine seasons, concluding in 2014. Two years later, the actor reprised the part of Danny Tanner on Fuller House, which delighted original and new fans alike. The “raddest, baddest dad,” Danny Tanner, simply was that.

Seasons one through five used a longer version of the theme song. Hallmark Channel reruns have used four different cuts of the theme song, including the full version. According to a 2011 interview with The Mom-o-logue, Barber married Jeremy Rytky and had two children. Her son Tate was born in 2004 and her daughter Felicity was born three years later. Because she had spent much of her childhood acting, when Full House ended, she revealed she was over Hollywood.

They have strawberry-blond hair and are fun-loving toddlers, with minor distinctions between them. Nicky is more quiet and sweet, while Alex is more outspoken and mischievous. In "A Very Tanner Christmas," Steve receives an acceptance letter to Daytona Beach University in Florida, which causes he and D.J. To briefly break up due to D.J.'s concern that she would miss him. But Steve decides to go to a local community college in order to improve his grades and continue his relationship with D.J. In the season six episode "Prom Night," both he and D.J.

A recent study suggests that waxing may leave you more vulnerable to the skin virus molluscum contagiosum. Burns from both DIY and professional waxing are also a concern, Buka adds. Fortunately, you have a variety of styles and options to choose from. Here's a list of possibilities and how to pull them off.

About the Salon

Having Alopecia, along with personally working in a hospital with hundreds of Cancer Patients needing cancer wigs, has given me a deep understanding of what base cap is needed for sensitive scalps. Kim Sun Young HAIR salon / BEAUTY salon was started in 1956 in the center of Seoul city, Myeong-Dong ( 명동 ) with only three members. At that time, kneaded coal briquet ( 연탄 ) was used to heat up the curling iron. Our founder Kim Sun-Young devotionally shared her skills and ideas with other hairstylists who want to learn through KSY educational schooling. Whether you're in Malibu, Silver Lake, West Hollywood, Beverly Hills, et al, we've figured out the best places to get your hair cut, colored, treated, and braided. The amount, color, and texture of pubic hair vary from person to person. When it comes to anything related to bodies and sexual and reproductive health, most people wonder, “Am I normal? ” The answer regarding the vagina is that there is a wide variety of healthy shapes, sizes, and colors. The vagina and the external structures of the vulva naturally range in shape, color, and size.

“These scents are important for mating in all types of animals,” Friedler explains. Laser hair removal and electrolysis are different methods of long-term hair removal. They both target the hair follicle underneath your skin’s surface. With electrolysis, Buka says scar tissue is a concern.

It’s not even really aesthetic, it mostly just feels more comfortable… I try not to do too much to it because I don’t want to waste my time. I spend enough time and money on my hair [on my head]. Are you ready to take charge of your personal grooming? The good news is you don't have to head to the salon for hair removal.

However, burns very slowly and smells of burning plastic, this indicates synthetic fibers have been added to the hair bundle. After shaving your pubic area, keeping it moisturized is key. Use a hydrating cream or lotion that also gently exfoliates to prevent ingrown hairs. Dr. Kihczak is a fan of Eucerin Advanced Repair Lotion. Dr. Kihiczak also stresses the importance of regularly changing your razor blade to prevent irritation or worse, bacteria from causing an infection.

The rest of the time I just sort of let things grow as they will. The new library is just one component of the city’s broader effort to gradually transform the Sherwood site into an inviting community hub. Part of that transformation began this fall when the Newport News police department relocated its North Precinct to the site because the previous location had insufficient space.

Even within the movement, I feel like it’s more looked down upon that we show our hair because the hair is different, too. It’s not straight, it’s not blonde, you can’t really hide it, it’s there. If you are undergoing cancer treatment we know you are on ‘information overload’.

Some people choose to remove their pubic hair for cosmetic reasons. Shaving around your genitals can cause razor burn and ingrown hairs that can be very uncomfortable. However, some girls remove their pubic hair using other methods, such as waxing.

When you're ready, start to trim down any hair longer than 3/4 inches. Use hair clippers to trim all of your pubic hair down to 1/2 inches using a guard attachment. Don't use scissors, as you run the risk of cutting some hair too short or creating a choppy look. When you're done, dust off any excess hair with a towel.

It’s not so much a thing about femininity to me, it’s more just that I love the way that my skin feels when it’s completely smooth and bare.... So before I go out to a play party, or before I’m planning a big date, I’ll always be sure to remove all of my hair just so I feel nice and sexy about it. I’m heading to a party tonight; it’s a party that’s a BDSM and sex party just for women and trans people. A thin strip of pubic hair running down the center of your mons pubis is an option many women opt for. The style allows them to sport some pubic hair while keeping the area groomed. It's generally a more convenient method for women who don't have the time or the tolerance for waxing.

It’s also easy to convert into a Postage Stamp or Landing Strip if you tire of it but don’t want to shave everything off. 9.6% of respondents prefer this look on their sexual partner, another reason being that the hair doesn’t rub painfully during sex. Makes sense, since sex should always be painless (unless you’re into that, of course). The Landing Strip, made popular by Playboy models who wore a lot of itty bitty undies, is a strip down the center of your mons pubis.

REHAB Salon specializes in textured hair and offers a variety of services including loc maintenance, twist-outs, cornrows, bantu knots, micro-braids, sew-ins, and more. Price varies drastically depending on hair length, thickness, style, or service, but consultations go for $40 unless noted otherwise on their website. Responsive Design: Best Practices and Considerations

responsive homepage design

The homepage is an excellent example of agility and constant change. Chipotle's current homepage is all about the latest addition to its menu. The site gives off a secure but easygoing vibe, which is essential for a product that handles financial information. The right side gives you a glimpse of how their WordPress themes look.

Column 3

If you’re a well-known brand or company (i.e., Coca-Cola), you can get away with not having to describe who you are and what you do. However, most businesses still need to answer these questions so that each visitor knows they’re in the right place. All of the homepage designs shown here combine the following elements.

Avoid hiding content (:#avoid-hiding-content)

responsive homepage design

But first, let’s understand what a responsive website is and how it works. GitHub demonstrates another great example of a fluid grid that stacks blocks on top of each other in a single column on smaller devices. The search field and top navigation bar hide behind the hamburger menu icon, and the text elements take precedence over illustrations to form a logical content hierarchy. Following the same principle of adopting percentage values instead of fixed pixels, fluid grids adjust web content in proportion to the browser window. It’s because of fluid grids that horizontally lined up columns can be stacked vertically when the user switches from a wider to a narrower screen.

Examples of responsive web design software

Koox is the first Take Away, in partnership with top chefs, based in central London. The content presentation is awe-inspiring, with smooth animation upon scroll. The sticky off-canvas menu and the logo on the screen center stay in place, so it’s always visible to the user. While it never fails to render the different menu nicely, it allows customers to order food through the website. It also integrates social media icons to increase brand awareness and brand visibility. Beyond the initial design phase, AI continues to play a crucial role in maintaining and optimizing websites over time.

best practices for responsive web design

While the default responsive behavior may sound like no solution is needed, long lines of text displayed full screen on a wide monitor can be difficult to read. The grid layout is a CSS layout that allows you to create responsive and flexible layouts. With the grid layout, we can specify the size and position of the elements on a web page using a grid system, and the elements will automatically adjust their size and position to fit the available space.

Static prototypes will take you part of the way, but eventually, you’ll need a functional prototype to help you understand how the site will work and feel. Test your prototype on the actual devices to ensure the website works without any problems. Designing a website without a strong sense of its content structures is like picking out a frame before you’ve created a painting. You need to know how you’ll organize the content to see the bigger picture.

responsive homepage design

Responsive images are a powerful and effective way to work around this. Keep your website moving with images that load quickly on every device. To do this, you'll need responsive images that help you increase your web pages' loading speeds.

The arrangement changes on the mobile version, where the button moves underneath the email field. A big part of user experience is website navigation — how easy, intuitive, and enjoyable is your site to browse through? If a large 24-inch desktop screen has the capacity to incorporate a hefty navigation menu, sideboards, and other bulky elements, things get a lot more complicated on a small mobile screen. A media query is a feature of CSS 3 that allows displaying web content according to screen size, orientation, and resolution. It checks the screen’s width before rendering the content to make sure the latter is appropriate for the screen. For example, if the screen layout is small, certain blocks can be rearranged to adapt the design to the display.

What Web Browsers Are Popular Today?

Just reach out to the template designer and they will get back to you within 2 business days. Display images and text elegantly on every device with our touch-friendly slider. The tool considers such vital parameters as viewport issues, speed issues, load time, horizontal scrolling, scalability and readability of the content, touch elements, etc. Even though developers criticized the tool several years ago, today, it has many improvements and serves as a reliable platform to get insights on the mobile version of your website. Therefore, nowadays, developers prefer modern technologies that offer more polished, elegant, and clean solutions, like multiple-column layout, Flexbox, and Grid. While the first option requires you some extensive coding, the latter two will shrink and distribute space between the items on their own, giving you clean, hassle-free tools to create flexible layouts. Responsive Web Design (a.k.a. "Responsive" or "Responsive Design") is an approach to design web content that appears regardless of the resolution governed by the device.

Zestimate

zillow house estimate

This means that the Zestimates for half of all on-market homes are within 2% of the selling price, and half are not. For most major markets, the Zestimate for on-market homes is within 10% of the final sale price more than 95% of the time. The Zestimate is formulated to give website visitors a range of value. It's not meant to replace an appraisal nor a real estate professional's opinion. Many agents might take a gander at Zillow values before visiting a seller, because they know the seller is looking at those values.

How accurate is the Zestimate?

However, if the updates are not significant enough to affect the home’s value, your Zestimate may not change. Zestimates for all homes update daily, but on rare occasions this schedule is interrupted by algorithmic changes or new analytical features. The Zestimate® home valuation model is Zillow’s estimate of a home’s market value. The Zestimate incorporates public and user-submitted data, taking into account home facts, location and market conditions. Conforming loans have maximum loan amounts that are set by the government and conform to other rules set by Fannie Mae or Freddie Mac, the companies that provide backing for conforming loans.

What is a home valuation tool?

An FHA loan will come with mandatory mortgage insurance for the life of the loan. Both companies encourage buyers and sellers to work with real estate agents or professional appraisers. Banks and other lenders will typically require a formal appraisal before issuing a mortgage. When a home goes on the market, new data can be incorporated into the Zestimate algorithm.

What is a down payment?

zillow house estimate

If the data is incorrect or incomplete, update your home facts — this may affect your Zestimate. Most understand that the Zestimate is an estimate of the value of a home, and that it should be used as a starting point. When combined with the guidance of real estate professionals, the Zestimate can help consumers make more informed financial decisions about their homes. When the price is to their advantage, they might use it as evidence for their client. At least for now, Zillow can't predict how a buyer will feel when they enter a home. Real estate agents and appraisers use any number of factors when they know the neighborhood and have inspected the home in person.

Plus, the pre-qualification process with the online lender only requires a soft credit inquiry—a credit check that causes no damage to your credit score. For example, a Zestimate may be $260,503, while the Estimated Sale Range is $226,638 to $307,394. A wider range generally indicates a more uncertain Zestimate, which might be the result of unique home factors or less data available for the region or that particular home. It’s important to consider the size of the Estimated Sale Range because it offers important context about the Zestimate’s anticipated accuracy. An FHA loan is government-backed, insured by the Federal Housing Administration. FHA loans have looser requirements around credit scores and allow for low down payments.

The first thing to understand is how Zillow arrives at a Zestimate, its name for a home value estimate. According to the site, Zestimates are based on a proprietary algorithm that incorporates public records and user-submitted data. However, a Zillow home value is not an appraisal and may not take into account all the data necessary to make it as accurate as possible. A mortgage loan term is the maximum length of time you have to repay the loan. Longer terms usually have higher rates but lower monthly payments.

If your loan requires other types of insurance like private mortgage insurance (PMI) or homeowner's association dues (HOA), these premiums may also be included in your total mortgage payment. Zillow Home Loans could be worth considering if you have at least a fair credit score and you prefer a convenient, online mortgage experience. The online lender requires a minimum FICO Score of 620 or higher from its borrowers—criteria that’s slightly stricter compared to some competitors.

To do this, they'll conduct a walk-through, comparing the house's features against a checklist. They'll look for visible defects, but they won't look for potential issues in the same way as a home inspector would.

How do I find out what my house is worth?

Borrowers who prefer the option to explore an in-person mortgage experience may also want to consider requesting a rate quote from Fairway Independent Mortgage Corporation. The national mortgage lender serves borrowers in all 50 states and Washington D.C. (however, it does not have physical branches in West Virginia at this time). Your home’s previous sales prices and tax history can affect its listed value. If you’ve made any significant changes to your home, make sure you’ve reported them to the tax assessor; otherwise, they won’t be included in the home value. There are no guarantees that you’ll sell for the amount you see, but the results can give you a solid ballpark idea of your home’s approximate value.

According to Zillow, the Zestimate is highly accurate, with a median error rate of 1.9% for on-market homes and 6.9% for off-market ones as of April 6, 2022. The Zestimate is intended to provide an estimate of the price that a home would fetch if sold for its full value, where the sale isn’t for partial ownership of the property or between family members. Our extensive analysis of foreclosure resale transactions supports the conclusion that these sales are generally made at substantial discounts compared to non-foreclosure sales. For this reason, the Zestimate does not incorporate data about these sales.

As far as Zillow Home Loans closing costs are concerned, they tend to range between 3% to 5% of the loan amount. It is worth noting that Rocket Mortgage requires you to agree to a hard credit inquiry to receive a customized rate quote. Therefore, it may be a bit more difficult to compare offers from Rocket Mortgage to those from Zillow Home Loans or other mortgage lenders. As an online lender, Zillow allows much of the loan application process to be completed via your computer or mobile device. The good news is Zillow Home Loans will assign you a dedicated loan officer to guide you and your real estate agent through the home loan process.

While we strive to provide a wide range of offers, Bankrate does not include information about every financial or credit product or service. Our models can find neighborhoods similar to yours and use sales in those areas to extrapolate trends in your housing market. Our estimating method differs from that of a comparative market analysis completed by a real estate agent. We use data from a geographical area that is much larger than your neighborhood — in fact, we often use all the data in a county to help calculate the Zestimate.

When major improvements to the algorithm are made, we may recalculate historical Zestimates for affected homes. This provides you with the best estimate of historical property valuations. The Zestimate is based on a complex and proprietary algorithm that incorporates millions of data points. The algorithm determines the approximate added value that an additional bedroom or bathroom contributes, though the amount of the change depends on many factors, including location and other home facts. Real estate professionals can also help their clients claim their home on Zillow, update the home facts and account for any work they have done on the property.

For example, if you have made major additions or renovations that don’t show up in the data that Redfin or Zillow have collected on your home, then their estimates may be too low. With either the Redfin Estimate or the Zillow Zestimate, the estimated value of any given home is only as accurate as the available data. If your home has additions or renovations that don’t show up in the data, then its estimated value will not reflect those changes. Neither Zillow’s Zestimate nor the Redfin Estimate is designed to replace or serve as an appraisal.

But you can receive a pre-qualification and rate estimate with just a soft credit inquiry. Nonetheless, it remains important to compare any offer you receive with mortgage offers from several other lenders to confirm you find the best deal available for you. Zillow acquires data from tax assessor and county records, real estate brokerages, and multiple listing services (MLS). For example, a homeowner may contact Zillow to update information about their property's features.

If the sellers had relied on the Zillow estimate, they would have lost more than $100,000. In some parts of the country, we may have basic information on some homes — but not enough information about enough homes to compute a Zestimate. Finally, the fourth home was a lakefront home in Elk Grove, California. The third home was a reconstructed home in an exclusive area of Davis, California, near the University of California, Davis. Zillow valued that home at $1,230,563, but it sold for $1,495,000, and for cash, with no financing involved. Their job is to conduct an unbiased assessment of the home's value.

How Much Is My House Worth? Home Value Estimator

zillow house estimate

If your home is currently on the market and you find information that’s incorrect, collect whatever relevant documentation you have—mortgage statements, tax bills, public records, etc. You can submit those items for consideration by the companies’ customer service departments. Once you’ve been verified as the owner, you can update the home’s square footage and the number of bedrooms and bathrooms. If you’ve recently completed renovations, such as redoing the kitchen or bathrooms, you can indicate that. You can also note any special features, such as a pool, finished basement, accessibility additions, or waterfront location. Using MLS information, user-submitted data, and market trends, Zillow’s proprietary algorithm generates the Zestimate.

ways to find real estate comps in your area

We can only calculate Zestimates for homes and regions where we have certain data, including historical transactions. This column indicates the number of homes in an area that have Zestimates. One property is two houses on a lot in Midtown Sacramento, located on a busy street near the railroad tracks and close to freeway noise, across from a commercial property. Zillow estimated the value of that home at $380,733, but it sold at $349,000, after almost six months on the market with plenty of exposure. The following four typical homes were actual home sales, and the price outcome is compared with their Zillow Zestimates at the point of sale, to highlight some of the variations in the two values. In other cases, such as for older neighborhoods with many homes that have been improved in different ways, it won't be that close at all.

Conventional loan (conforming loan)

Though there may not be any recent sales in your neighborhood, even a few sales in the area allow us to extrapolate trends in the local housing market. We recommend that real estate agents and other professionals gain a basic understanding of how the Zestimate is calculated and how to read the Zestimate data accuracy table. This will help them explain to their clients why the Zestimate is a good starting point and historical reference, but should not be used for the final pricing of a home. Services like Zillow provide one estimate of your home's value, but they don't offer a definitive valuation.

Get a more accurate estimate

Additionally, depending on the loan program, borrowers may be eligible to purchase a home with credit scores as low as 580 with Rocket Mortgage. Most lenders, though, reserve their most competitive interest rates for borrowers with higher credit scores. Zillow is perhaps best known as an online real estate marketplace. Yet Zillow Home Loans operates as an online mortgage lender as well. The Zestimate is designed to be a neutral estimate of the fair market value of a home, based on publicly available and user-submitted data. The nationwide median error rate for the Zestimate for on-market homes is 1.9%, while the Zestimate for off-market homes has a median error rate of 7.5%.

Best time to sell your house

Homeowner's insurance is based on the home price, and is expressed as an annual premium. The calculator divides that total by 12 months to adjust your monthly mortgage payment. Average annual premiums usually cost less than 1% of the home price and protect your liability as the property owner and insure against hazards, loss, etc.

Can a real estate agent help me get an accurate home valuation?

Check that your tax history and price history (the sale price and date you bought your home) are accurate on Zillow. Even real estate agents use software, but they don't rely on those programs alone like Zillow relies on the artificial intelligence used to assemble its Zestimates. When a loan exceeds a certain amount (the conforming loan limit), it's not insured by the Federal government. Loan limits change annually and are specific to the local market.

A home’s Zillow listing is often the first impression for prospective buyers, and accurate information helps attract interest. Zillow offers so much more for the consumer than the Zestimate aspect. Viewers can get so hung up on the Zestimate that they overlook the wealth of other information on the website, including comparable sales and neighborhood demographics. All of these can be invaluable to any first-time home buyer or home seller in a real estate transaction. Fairway Mortgage has a positive reputation among consumers, ranking number one for borrower satisfaction by J.D. Plus, the lender offers a few additional loan products that Zillow doesn’t, including USDA loans and reverse mortgages.

Sample loan programs

The owner may improve the Zestimate accuracy for their home by submitting up-to-date information on finished square footage, number of bedrooms and bathrooms, and lot size. Conventional loans are backed by private lenders, like a bank, rather than the federal government and often have strict requirements around credit score and debt-to-income ratios. If you have excellent credit with a 20% down payment, a conventional loan may be a great option, as it usually offers lower interest rates without private mortgage insurance (PMI).

Fans of in-person mortgages may also want to consider other options since Zillow Home Loans does not have any physical branches. This is the percentage of transactions for which the Zestimate was within 10% of the transaction price. This is the percentage of transactions for which the Zestimate was within 5% of the transaction price. The second home was a custom waterfront property in the Pocket area of Sacramento. Zillow valued that home at $983,097, yet it sold at $1,085,000, which was 10% more than the Zillow estimate.

If your home is not currently for sale, you can update facts about it online for both Redfin and Zillow. The sites will ask verification questions before you can update the information. To date, Zillow has issued Zestimates for more than 100 million homes across the country. It’s a question every homeowner wants to know the answer to, especially if you’re thinking about selling. Stay up to date on market changes and find out how much homes like yours have sold in the past year. This is the percentage of transactions for which the Zestimate was within 20% of the transaction price.

When an agent assesses a property, typically they begin by studying it from an overhead, satellite view on Google. They note whether it backs up to a busy street, the proximity to commercial property or freeways, the size of other homes nearby, the vegetation and landscaping, and its orientation to the sun. If available, they will view any photos of the exterior plus a street scene. It’s also smart to check your credit reports from all three credit bureaus before you apply for a mortgage from any lender.

This is what your property taxes are based on — the dollar value of your property as determined by your area’s local tax assessors. It can go up as your home appreciates in value, but it is typically lower than the amount the home could actually sell for. To calculate the Redfin Estimate, we combine hundreds of data points about the market, the neighborhood, and the home itself—all to provide you with the most accurate home-valuation tools. To get a federally guaranteed loan, a law called FIRREA (the Federal Institutions Reform, Recovery and Enforcement Act) requires you to get an appraisal from a professional appraiser. Lending professionals and institutions are prohibited from using other services when making any loan-related decisions.

For most borrowers, the total monthly payment sent to your mortgage lender includes other costs, such as homeowner's insurance and taxes. If you have an escrow account, you pay a set amount toward these additional expenses as part of your monthly mortgage payment, which also includes your principal and interest. Your mortgage lender typically holds the money in the escrow account until those insurance and tax bills are due, and then pays them on your behalf.

Depending on your home financing needs, Zillow Home Loans could be a decent choice for a mortgage lender. Yet it’s always wise to look at offers from several lenders before you commit to a specific lender. According to Fannie Mae, comparison shopping could save you thousands of dollars on a home loan. After you submit your initial pre-qualification form, you may hear from a loan officer who can answer questions and collect additional information. If you decide to continue with the loan process, the loan officer may help you complete an official loan application. At that point, you may need to provide documentation to verify your financial information, such as tax returns, bank statements, W2 forms and pay stubs.

The United States Department of Agriculture backs USDA loans that benefit low-income borrowers purchasing in eligible, rural areas. While an upfront funding fee is required on these loans, your down payment can be as little as zero down without paying PMI. Mortgage interest is the cost you pay your lender each year to borrow their money, expressed as a percentage rate. Zillow Home Loans is licensed to offer mortgages in every state except for New York. Additionally, the online mortgage company is an accredited member of the Better Business Bureau and has an A+ rating with the organization.

The hotel's 2008 $30 million renovation maintained the building's architectural integrity. This is particularly apparent in the spectacular lobby, with its ornately carved oak paneling, elaborate ceilings, and hammered gold elevators. On the flip side, tiny bathrooms also serve as (cramped) reminders of the hotel's notable heritage.

The “new” Parker House was a magnificent sight to behold when it debuted in 1927. General manager Claude M. With its grandiose legacy, opulent gilded lobby, and uniformed valets and porters waiting to greet guests, the Omni Parker House projects an image of Old World luxury and white-glove treatment. But the first word in the hotel's title sums up what you can expect once you've checked in. The Omni chain provides decent, but by no means extraordinary, service, and sometimes a lack of professionalism mars the hotel's luxe veneer. In general, service is about what you'd expect from a mid-tier chain hotel -- perfectly fine, but not overly impressive. During the early part of the 20th century, a number of now famous political leaders and activists worked in the hotel’s historic restaurant. The rolls became so popular that through the 19th and 20th century, they were packaged and shipped from the kitchen to hotels, restaurants and stores across the country.

From New England the Dunfeys expanded their interests into New York, Pennsylvania, Maryland, Illinois, Georgia, Louisiana, Texas and California. The success of the Parker House led Harvey Parker to begin a program of improvement and enlargement. He acquired the adjoining Horticultural Hall in 1860, demolished it, and in its place built a six-story addition to the hotel. Stepped forward of the old marble facade, the new building was faced with bay windows and topped with a stylish mansard roof. Three years later Parker acquired the land behind the new wing and again expanded the hotel. In 1866, he bought a narrow lot at 66 Tremont Street, a few doors from the corner of School Street.

Parker's, the stately, full-service restaurant, is as historically significant as the hotel itself. Not only did Ho Chi Minh, Malcolm X, and Emeril Lagasse all work there, but it is where the famed, buttery Parker House rolls were invented. Ditto the Boston cream pies, though the restaurant's contemporary rendering is virtually unrecognizable from the traditional dessert (it more closely resembles a Little Debbie Zebra Cake in looks and taste). The bar has a timeless tavern-like decor, with dark wood floors, a pressed-tin ceiling, and framed silhouette portraits on the wainscoted wood walls. Not only does this woven arrangement add some character to this spacious room, but the number of reflective spaces also helps bounce the light around just right. One colossal statement to modernity can steer a room down a forward moving path. In the living room of a West Hollywood pied-à-terre, Andre Herrero of Charlap Hyman & Herrero constructed a steel double-height fireplace with a hidden compartment for the client’s TV.

Add a Bold Accent Wall

Tonal grey Togo sofas by French brand Ligne Roset echo the colour and materiality of the concrete, which also forms an island in the kitchen and a statement staircase that was poured in-situ. The pale green facade of Sant Daniel House is echoed by the colour of its vivid kitchen tiles, which form the splashback for a long line of countertops positioned against an exposed brick wall. Commonly known as "granny flats", ADUs are self-contained apartments normally located on a plot of land that already houses a separate main residence. Ceiling lights and table lamps may be popular lighting choices, but they’re not your only options. Wall-mounted lights like sconces can look just as striking and be just as useful. Antiques may seem out of place in a contemporary space, but the truth is, very different eras can pair very well together.

Add an eye-catching installation

“An accent wall is a great way to highlight a feature or area of a room, or disguise an element that you don't like,” they say. Look for an area you’d like to highlight—or hide—and put your accent wall there. Keep an eye out for a tall floor mirror that would look great in your space, and use it to open up the room. Wallpaper can be a fun way to add personality to your space, and since peel-and-stick options are so abundant, you can take risks without getting too committed. Buying a living room set is like surrendering to the furniture gods—taking the easy and visually boring way out. Snagging a matching furniture set isn’t the only way to keep your space balanced.

Consider Textured Pieces

The fruit wallpaper is just muted enough that it looks beautifully eccentric with the vintage geometric-print rug. Plus, of course, it's one of the easiest home decor ideas you can indulge in. 'The contemporary-style bespoke storage was specifically designed with shelves and drawers large enough to store work equipment, and was chosen because it was completely different to the fabric of the building. Update Midcentury Architecture

'Falling foliage is the look of the moment and a table decorated with a ruffled cloth enhances the wonderful, whimsical feel,' says Homes & Gardens' decorating editor Emma Thomas. The best are built-in to maximize a compact space, while designs that gather guests around a circular table are not just space-efficient but encourage socializing, too. Ceiling ideas are often overlooked in home decor but we have seen designers embracing their power more and more in the past few months.

Leanne Ford Interiors used many different patterns and shapes in this neutral living room to ensure it would still be something beautiful to look at and live in. Neutral spaces can easily feel cold, but the layers in here radiate warmth. Follow in designers Justin Hafen and John Hurley's footsteps by adding deeply hued furnishings to a bright space. The matching bookshelf and couch give the living room of their contemporary home in Napa Valley an elegant vibe, creating a space that looks very intentionally put together and cozy.

Discover the best of the city, both historic and modern, from our hotel in Boston, MA. Executives of the Whipple Company learned that a historic hotel in a modern American city is something of an anomaly. If the Parker House had been a public building - a town hall, a state house, a museum, or a library - it could not have meant more to the people of Boston or, indeed, to the people of New England. Nothing less than demolition and building anew would effect a complete rejuvenation and firmly restore the Parker House to the front rank of Boston's hotels. One wing of the original hotel remained in operation until the new building was completed in 1927. Designed by the architectural firm of Desmond and Lord, the new building was a sleek, modern structure of steel and granite, but one that recaptured at least part of the style of its predecessor.

Over the years, the Parker House has transferred ownership and management several times, while still maintaining itself as a premiere hotel in Boston and attracting countless famous guests. The hotel has been a favorite with people like Judy Garland, James Dean, Sarah Bernhardt, Joan Crawford, Babe Ruth, Ulysses S. Grant, James Garfield, Teddy Roosevelt, FDR, Jimmy Carter, and, well, I think you get the idea. It is directly across the street from King's Chapel (built in 1686) and America's first public school. It's also just four blocks from the beautiful Rose Kennedy Greenway and the Wharf area with activities like whale watching, harbor cruises, and the New England Aquarium.

For instance, the young politician launched his first national political campaign from the Parker House in 1946, and later held his bachelor party inside the restaurant in 1953. Omni Parker House—a member of Historic Hotels of America—can trace its lineage all the way back to when a 20-year-old farmer named Harvey D. Parker first arrived in Boston in 1825. Working a variety of odd jobs throughout the city, the penniless Parker eventually saved up enough money to own his own successful restaurant.

But the financial crash of 1929 taught the Whipple Company a grim lesson in the realities of hotel economics. In 1933, Whipple's mortgage was foreclosed, and the lender, First National Bank of Boston, transferred ownership to Glenwood J. Sherrard who operated it until his death in 1958. In 1969, the hotel was acquired by the dynamic Dunfey family, owners of nearly a dozen hotels and restaurants in New England. Under ownership of the Dunfeys- mother, Mrs. Catherine Dunfey, brothers, Bob, Jerry, Bill, Jack, Walt and Roy- the Parker House became the nerve center of a rapidly expanding national chain and Dunfey became Sheraton's largest franchisee.

That’s right, some people believe that the Omni Parker House is haunted by the ghost of Charles Dickens himself. There’s an urban legend that if you stand in front of Dickens’ mirror and say his name three times, the elevator bells will chime. Some people have even claimed to have seen Dickens’ reflection in the mezzanine mirror. In 1867, Charles Dickens apparently visited the Omni Parker House and gave a private reading of A Christmas Carol to the Saturday Club before giving the official American debut to the public the following evening.
